“So how much will it cost”??? — Usually the first question that I get from prospects. While for exact costs you would need the detailed design & probably some professional help, doing a broad estimation is no rocket science & one can do this on her/ his own since woodwork consists of broadly 4-5 elements.
1. The Carcass: The box in other words
2. The Shutter: Called the “Palla” by our carpenter brethren
3. The Hardware: Self explanatory
4. Accessories: All the steel stuff that you will put inside the wardrobe/ box (Tie hangers etc.for wardrobe & Bottle Pullout, Drip Tray Etc. for kitchen)
5. Labour
Now that we have the elements here are the broad costs of each. Keep in mind that what I am mentioning here are thumbrule values and market rates
1. Carcass (Factory Made White Colour): Costs anywhere between INR 350 psft (frontage*) for Particle Board (ok for Wardrobes but not recommended for Kitchen) to INR 800 (frontage*) for hi quality Marine Ply (recommended for Kitchens). If you want to bring down this cost you can go for handmade carcass which should cost approx 25 – 30% less.
2. Shutters (Machine Made) : Cost from INR 175 for Laminate Marine Ply Shutters to INR 450 for Membrane MDF Shutters
Tip: The above means that the total “Wood” Component would cost from INR 525 psft to INR 1250 psft. Safe to broadly assume around 1000 in your thumb-rule calculations. Assume the same rate for Kitchen as well as Wardrobe
Kitchens: If you are going in for a number of drawers then assume approx 3500 per drawer (Hettich or 304 Grade Steel baskets). To cut costs (e.g. if you are planning to rent the house) you can minimize on the number of drawers, however with this the utility of the kitchen would go down.
Apart from the drawer cost, it is safe to assume INR 15000 for the rest of the hardware (hinges, channels etc. etc.)
Handles: These seem inconsequential but cost a bomb if you go in for the exquisite ones available in the market. For Kitchens factor approx 5000 – 8000 for Handles alone
Wardrobe: Don’t need much hardware. Usually the cost can be managed under INR 5000 for a normal wardrobe & INR 12000 for a Sliding Wardrobe
There is a lot of variety here. For e.g a Magic Corner can cost from anywhere between INR 15000 to INR 90000. Hence don’t take a guess here, go to a hardware & accessory shop and check out the rates of what you need.
For a Factory made Carcass & Shutters the “assembly” cost can be assumed at INR 80 psft. For Hand Made Carcass & Factory Made Shutters assume approx 150 – 180 psft
For those of you who have ended up more confused than before after reading the above, here is the “thumbrule” calculation
For a Wardrobe of Height 7 Feet X Width 3 feet= 21 sqft
Cost of Carcass & Shutter = INR 1000 X 21 = 21000
Cost of Hardware (Non Sliding) = INR 5000
Labour Cost = INR 80 X 21 sqft = INR 1680
Bingo !!! Broad Estimate = INR 27680
I will not do a sample for the Kitchen and would rather let you do it on your own and come back to me with your questions when stuck…heh heh ..After all I want to make this interactive..

Dear Mr Murthy, Bangalore has a number of options to service the needs you have outlined. You may approach local carpenters, any of the modular furniture factories, the established Modular Furniture firms or any of the Interior Designers in Bangalore. Basic Carcass / Cabinet rates are nowadays upwards of Rs 1800 psft, you need to add the rate of the shutter (which varies based on the finish) and hardware to arrive at the final costs

Nandita, Very Nice article. Just wanted to know how does carpenter calculate charges of their workmanship. I am bit confused in this. Do they just take front area of wardrobe i.e. (hight x width) and multiply by their per sqrFt rate?? Do they also take depth of the wardrobe (wardrobe side area which is open i.e. not wallside) to calculate their labor charges?
For example, lets assume x, y and z are the width, height and depth of the wardrobe and rate per sqrFt is R. Then normal calculation would be
x*y*R.
OR it would be
x*y*R (Front area) + z*y*R (Side area open to air)
Front area only…some smart ones will tell you that they add the side area as well 🙂

Could you please suggest who can make an aluminium framed windows like the ones we see in your pictures. Our carpenter says he can do it on site but I seriously doubt it. Can the machine shops who work with Al profiles, sliding shutters etc do this ?
Mukesh: Don't do it onsite. Most shops who sell the Aluminium profiles (frames) would be able to do it for you (It has to be machine cut)

The decision to go in for a carpenter or a factory made modular kitchen is entirely dependent on the finish you want and what budgets you have. Modular kitchens made with decent quality materials should usually be upwards of 2 Lacs

1) In some of the estimates, I have seen that the rate per sqft charged for the wardrobe and the loft differ by around 200 Rs. ( Say for wardrobe they charge 1000 and for loft 800). Is it because there is less woodwork in the loft ?
2)Generally, are drawers in the wardrobe charged separately ? or is it supposed to be included in the (x ft * y ft * 1000) calculation. Maybe this question is vague !!!
Most designers do not do per square foot calculations as costs vary dramatically based on the design and the material used. Most Carpenters however will give you psft rates – loft rates quoted are less for Framed lofts i.e. there is no "box" behind the shutter, the shutter is fixed on a frame only, also lofts do not have shelves & drawers.
Same applies for wardrobe cost – the more the drawers the higher the cost. Again goes to prove that psft is not the best way to do costing

My view may be biased as I am from the same field. … also it's usually not just about the cost.
I strongly feel that going with an interior designer especially in a place like Bangalore is a better & a cheaper option especially if you factor in the cost of
1. Designs
2. Expertise that the designer brings in
3. Risk a) against fake material, b) against the workers abandoning you mid way c) any mess up that needs rework
4. Supply Chain efficiency & the purchasing discounts that the designer brings in
6. Your effort, time & petrol that you will burn if you were to do it yourself
That said – if you are someone who knows exactly what you want, have the time & rather prefer to go around the market shopping for your new home & want to be involved in each & every step of home making and need someone only for the execution – then hiring a designer might prove counterproductive as pure execution does not give a big kick to most designers & your project may not draw a lot of enthusiasm from the him/ her, you are therefore better off with a carpenter in such a situation

Remember this is just the labour component. Factory made "material" cost is usually higher than the landed cost of hand made stuff. That said – factory made has its own limitations as you cannot execute all kinds of designs.

The rates you mention are the correct ongoing rates for basic woodwork
Machine made woodwork will be more expensive than hand made
Material prices are more or less the same everywhere – check out 2-3 shops closest to your site and buy from there – you will save on transportation costs

My carpenter is suggesting to go for Pine wood for the wardrobes.He also mentions that, Pine wood is the best for wardrobes as it can never get attacked by termites.I have seen his work and the quality and the finishing looks good.I just want to know ,what specifications or details should i ask about the wood to him so that i can trust on the quality.

I don't recommend using Pinewood for interiors. A lot of folks use it because it is cheap, however it has low resistance to warping and the quality in general is not appropriate for interior applications like kitchens, wardrobes etc. except for Wall Paneling

The factory folks may not take up one off jobs. Edge bands are nowadays available in hardware shops and can be manually pasted by the carpenter – provided he knows how to do it and wants to (a number of carpenters don't)

I believe by Fibre Cabinets you mean MDF Cabinets. I would not recommend MDF for cabinets.

Am so glad I came across this site. I am one of those lost souls in the field of carpentry with a tight budget. Your posts have made me reach some decision, except for the bidding on the wardrobes/ kitchen cabinet edges. There are wooden biddings that need polishing and then some kind of PVC biddings that are much pleasant, but apparantely don't have a long shelf life. Could you provide little insight on these please.

My builder has given options of two interior vendors. Have taken the quote from both. One quote with Century ply costs 1300/- per sft and other quote with kit ply costs 700/- per sft with almost the same specs[19mm ply, with inetrnal lamination, hettich]. The calculation which you have shown costs around 1300/- per sft. Now, I am confused, the one with 700/- sft, is he providing the original ply. Both the vendors have shown their previous work, which is recently completed, and they look good. Please guide me on this.

I personally do not believe in per sqft costing as it is never accurate and constrains the designs. It is fine for low to mid end work & standardized interiors but does not suffice for tailor-made mid to hi end designs.
That said 700 psft does seem unrealistically low for execution in BWR ply

Two things
1. Wood & material cost in Bangalore has gone up some 20 – 30% since I wrote the above post – unfortunate but true 🙁
2. The post assumes the material as BWR Ply & Laminate. Veneer costs vary based on the design of the veneer however for basic designs can be assumed = laminate. Cost of polishing will need to be added in case of Veneer.

The technique for how to cost your woodwork is already in the post above. If you need a very broad thumb-rule then regular Woodwork + Lighting & Painting should broadly cost 500 to 600 times the super built up square foot area of your flat.

Thought I'll share some tips and tricks I learnt while finishing up my flat. Just a few minor ones, will post more if you are interested.
If you are not going for the slow-motion hinges, doesn't matter – Check out the Damper (Dampener) from Hettich. It costs about 200 Rs per each and works like a charm. You can even fix it yourself, remove it from one place and put into another without disturbing the actual hinge. It's a real good invention and I'm totally in love with it.
Also, for those cupboards that don't have it, I reduced the sound it makes when it shuts by pasting a small piece of rubber (cut from an eraser). At least it doesn't make the thud noise after this.
Nice to see this forum once in a while. I designed it myself, employed 2 carpenters and got it done in 3 months. I used some tips here earlier as well. Thank you Nandita for keeping this alive.

Yes you can use PVC legs under the Wardrobe. However if you leave them open then it may not look too pretty.
Legs are used in Kitchens to avoid "wet" contact – no such problem in bedrooms hence there is really no "need" to use legs.

I understand you mean costing to determine payments to carpenters (since most good designers will cost based on the design and not the sqft).
The above is done based on HXW except, when you have a corner then take the Width along the wall and not the frontage.
Running feet is simply the length for e.g. in floor tile laying the cost of fixing of the skirting is calculated based on the running feet of the skirting – similar for edge polishing of woodwork etc.

I would not know any such vendors in Whitefield. Also most factories do not entertain retail customers, even if they do it will be very painful for you to manage. Ideally let your carpenter therefore handle in case he has a connect.

Very informative posts. As I have understood from the some of queries and your replies to them, while preparing the cost for the wardrobe, we should only consider the height x width.
Is it applicable even if one side of the wardrobe has lamination? e.g our wardrobe's right side is the wall and left side has been laminated. So the carpenter is including its area while calculating? Is it correct?
He is doing the same for the T.V and shoe rack also. i.e instead of only height x width, he is adding both the side areas. Please advice.

I wanted to know how suitable is "veneer" for kitchen shutters? Look and finishing wise nothing beats veneer or solid wood work, hence I am willing to go an extra mile if its worth spending the money. The house is situated in Bangalore (speciying location as many designers suggested veneer is not suitable for bangalore kutchens due to weather conditions).

Veneer is not recommended for Kitchens as the polish wears off in moist and heavy usage kitchen environment. You may however use solid wood shutters.

I am getting kitchen cabinets done at my apartment. I had made an agreement with the carpenter for 1000/- per sqft for marine ply carcass and marine ply + laminate shutters. Right now, the carcass is all done and I wanna do shutters with membrane mdf. My carpenter is saying that I should get the shutters done myself from an external vendor and he would reduce 100/- per sqft from the original budget for the marine ply+laminate shutter.
Does ply+laminate really cost only so much per sqft? (You've said 175/- in your blog).

You can actually do the cost calculation based on the psft rate of the laminate and ply you are using.
Rates I have mentioned above are for factory made shutters, also, since the date the above post was written the rates have gone up by almost 30%

What should be the thickness of the plywood for kitchen and wardrobes? My carpenter is suggesting to use 16 mm bwr for kitchen and 16 mm mr for wardrobes with laminates on both sides.
There is a plywood retailer who is suggesting to go with 18mm with laminates on both sides.
What should be the choice here? I have searched the entire web and could find only one article which was in favor of 16 mm plus laminates.
Is 18or 19 mm rwally an overkill?
18 mm finished shutters are needed for the zero crank hinges to work properly with no gap showing etc. – hence the suggestion for 16 mm ply & 1+1 mm laminates is fine

The Kitchen carcass HAS TO be in BWR ply if you want it to last. Moisture resistant or "made" moisture resistant through post forming will not do. For wardrobes MDF is fine.

If you use the same material – i.e. BWR Ply + Laminate – then machine made carcass will definitely be better in both quality and finish as the laminate and the edge banding will be machine pressed.
Sometimes vendors make the machine made carcass in MDF as that is cheaper – in that case the quality and life is lower

Try your nearest modular kitchen vendor. For plywood you may not have much control on the brands used by the vendor hence best to check the specific brand that the vendor uses. For MDF you may insist on Action Tesa.

Any plywood that is IS 303 BWR grade in a price range of approx Rs 100/- psft (for 19mm) should be fine.
I would not know the psft rates for the Kitchen work as I do not price based on psft as it leads to scope management issues.

My contractor had given me a rate of 392/ sqft for veneer fixing on wardrobe shutter's. While this rate might be right or wrong, he is now saying that he would charge the same rate on running foot basis wherever the panel width is less than a foot. Is this the correct way of calculating?

Hello Nandita, Initially I was planning to do carpentary works through interiors, but after seeing ur blog, i am interested to take up the wood work by myself and just pay the labour cost. When i enquired with a carpenter, he said, he will be using century ply wood and the rate is 1100/sq ft . If im providing the materials, then the labour cost would be 300 rs/sqt. What do you think?
If you have the time, inclination as well as a flair for design then you may as well go with just a labour contract.

Yes the ask is right and carpenters do their costing that way. Whether it is fair & logical to do it that way is a question mark.
You may be able to negotiate a better running foot rate however per square foot costing is always painful and runs into issues and heartburn at both ends. I therefore advise getting lump sum rates for the entire work.

We have got the interior done and our carpenter seems to cheat us as we being new bee in this. If the measurement is 26 inches ie near 2.25, he is charging for 2.5 inches. in case measurement is 32 inches, he is charging for 36 inches(3ft). And he says this is the way it is to be calculated. is this right. Is this the right practice to measure around Bangalore. Please reply ASAP.
The carpenter is calculating based on the regular practice here in Bangalore. Typically the linear measurement is rounded off to the next half foot.
That said your's is a classic case that showcases why I strongly do NOT recommend per square foot pricing as it almost always leads to heartburn at both ends.

Per sqft costing can get complicated. Please ask for the cost of entire interiors in the same type of material (BWR Ply for the Kitchen & MR Grade Ply for the rest) from both vendors.

Different Carpenters charge different rates, in addition some things are costed per sqft frontage while some include the area of the side. Rates are different for one side Laminate/ veneer, both side laminate & without laminate, with box or on frame, tandem box type drawers & drawers with baskets, with beading & withoug beading… I could go on.
The more you get into it the more confused you are likely to be hence the recommendation to ask your vendor/designer/ carpenter for a fixed rate for the entire work.

My interior guy is using ISO certified IS 303 MR Gurjan Plywood for wardrobe and IS 710 BWP/BWR Gurjan plywood for Kitchen.
Do I really need to go for branded ones like century /Green ply or the ones selected is fine in terms of quality and durability
If what you have is ISI marked then it is fine to use…no need for going in for branded ones

Hello Nandita, the blog is really interesting with good level of details. We have made the wardrobes in our 3 bedrooms with 4mm iron mesh, cement and sand with a 18 MM thickness. Is it required to go with green ply club plywood or green ply marine block board as some carpenters are saying that plywood in Bangalore weather will bend a little. The size of shutters will be around 7 feet. Club is the top one in Greenply variety(gurjon wood) and is used in very hot places around Vijayawada extensively. Kindly suggest if there will be reduction in life as we are looking at least 25 years with no major maintenance. We planned to use Greenply club for full kitchen and to unit as it is top of Marine or Gold of Greenply. Thanks Jagannath
Block board has better resistance to warping hence it is better than ply for shutters. Greenply club is among the best ply/ board that is available and you would not face any issues except you may get bored seeing the same furniture for 25 years 🙂

I am planning to get my interiors done. I heard from some folks that it is not advisable to get the woodwork done in the monsoons. Is this correct? We would be using the standard materials. Ply, Block board and such.
There is no issue in doing woodwork during the monsoons. However painting and polishing is a little difficult in humid weather as the it takes longer to dry out (especially the polish). If one does not have a good hand then the polish may develop patches.

Prices of wardrobes vary between 1100 – 4000 per sqft frontal area based on the material used, hardware, accessories, shelving as well as whether the wardrobe is sliding or hinged.
Similarly Kitchens would start from Rs 80,000 all the way to 7/8 Lacs. To give you an example – just a Kitchen handle starts from Rs 30/- and goes all the way to Rs 3000/- per handle

Are the hettich/Blum soft closing hinges worth double the price compared to ebco/godrej? Everyone claims life time warranty and operate the same way, at least to begin with!
Any idea of the load carrying capacity of these hinges? No body is giving specs for hinges unlike railings.
Asking because planning to have storage behind shutter in kitchen tall unit like a fridge door.
Keeping aside looks, confused in practical functional value between tandem box, steel racks and regular wooden drawers. These tandem boxes cost a bomb. Is it just style or add value to usage?

"Worth" is really a relative term and the choice varies from individual to individual. In terms of quality I have found Ebco to be as good as any of the other multi national brands.
There is no load carrying capacity mentioned as the vendors mostly want to avoid any liability. However any good carpenter will know based on experience how many hinges to use.
Tandem box based drawers are easier to use and also have a better finish – I would recommend them over regular drawers or SS baskets.

Any ISI Marked ply MR grade for dry spaces and BWR grade for moist spaces is fine to use. The typical price will range from Rs 60 – 80psft for MR Grade and Rs 90 – 140 psft for BWR Grade. If it is cheaper than this then the quality is circumspect.

You may put a wooden frame and shutters to cover the concrete shelves to make the wardrobe.
For the Modular kitchen I will recommend NOT compromising with the material, hence best to stick to BWR ply. You may minimize on the wall units to save some cost.

Hello. Really informative spot. Answered all my questions already by reading all comments. I have a additional question. My interior guy recommends Apply ply (IS303) MR for wardrobes and BWP (IS303) for kitchen complete.
I wanted to know how can I check the quality of the plywood for its authencity to confirm it is truly Is303 stamped. From internet I found this brand makes plywoods in Mangalore but nothing more than that. Any information will be helpful for me.
BWP is 710 Grade and not 303. Unfortunately thre is no way to check the quality. A carpenter can however make a judgement call by looking into the weight of the ply and how it cuts.

If you are planning to give out the apartment on rent the minimum interiors required are the Kitchen, wardrobes, bathroom storage/ mirror, curtain rods and electricals (geysers, fans, light fittings). If you have additional budget then you may include a Foyer and a crockery unit as that may get you higher rent or a tenant who will stay longer.
Costs vary dramatically based on the brands/ quality you choose hence its best that you scout the market and choose what appeals and agrees with your budget

Srinivas here , i have done some modular kitchen, wadrobe, satisified with the current cost compared, but i have done some ledges in kitchen, hall, and living room he did not quote for that and did the work as per my design and at final settlement he costed 650rs/feet for running cost for ledges.
Is that cost appropriate can u pls advise.

Hi Nanditaji, this article was written in 2010. Can you please refresh this with the current labour rates in Bangalore? I am hearing the following rates: Rs285/sqft for Sliding Wardrobes, Rs.250/sqft for box lofts/writing table, Rs.150/sqft for TV Unit. Are these reasonable?
Labour rates are dependent upon both market conditions and how desperate the carpenter is for work. At the same time my learning has been that getting the work done on psft rates kills creativity and almost always leads to heartburn and bickering.
That said – the rates you have quoted seem pretty competitive

we always concentrate on making charges which would not affect that much. The reasonable price of Hyderabad I would give you.
There are two types of wood work.
1) Frame type: Where the racks are made with cement concrete. One has to go for wood framing and fixing of doors.
2) Box type: Where no cement concrete racks are made. Then everything has to be constructed by wood.
The price varies for frame is Rs.100/- to 120/- for "Frame"and Rs.170/- to 200/- for "Box'. Yes…reasonable. But…here you have to be very careful. Purchasing of everything has to be your part. If you believe your carpenter, he makes deal with the shopkeeper and arranges his commission where you are going loose more. Most of the carpenters dump the customers in the purchase of wood and hardware. Wastage of Plywood is considered to be 10% in normal wood work and 20% in extraordinary wood work. Wastage of veneer/decolam depends upon the design you go for. And dont forget about the beeding…..go for wood beeding but not MDF beeding which is a cakewalk for the carpenters to cut and nail and a nightmare for the customer after few years.

My interior guy is suggesting me to use Century Sainik MR grade for wardrobes and BWP grade for Kitchen.But my father-in-law is suggesting to use Gurjan ply.Then interior guy suggested us to use Apple Brand Gurjan Strength ply which is 70-80% gurjan and remaining layers are Euculyptus. Can you please suggest which ply to use.

Gurjan is a type of wood used to make plywood. It is better to go with a branded ISI marked BWP grade ply – even they will ultimately be using Gurjan in their products.

The branded ones will offer standard quality, good finish and after sales support. Very good carpenters can match this but you don't get too many of those nowadays 🙂

Unlikely that you will be able to get the work done in a factory with your own material, even if you get some factory to do it they will most likely be extremely difficult to deal with as an end customer as they are used dealing with regular Business customers. If you plan to use your own material it will be best to get a good carpenter to execute the work on site.

Hi, how much would a plywood + laminate combination currently cost in Bangalore?
Good plywood in Bangalore would be around Rs 120 PSFT and above. Laminates would start at Rs 800/- per sheet and go upto Rs 5000/- per sheet depending on the design. End product rates are dependent on the design and the workmanship.

For the combination you mentioned that (1500 pfft) is the running rate most carpenters would provide in Bangalore

I want to get louvered wardrobes made in one of our rooms. I saw the work done by multiple carpenters and didnt like the way they have done louvers. The gap between them was just too much I felt. Is there a place who can make readymade louvered shutters for me.

I had got a wardrobe /cupboard done by a carpenter with all the material and hardware supplied by me. The dimensions of the wardrobe were (facing the wardrobe) 6 feet height and 5'6" length and depth of 18" . The labour rate is 175 per sqft. How do i calculate the labour costing ?
Ideally the frontal area (6 X 5'6") into the labour rate. Since customers decide their service providers based on psft rates (something that I have always discouraged) Carpenters sometimes bag deals quoting a low psft labour rate. However they include the area of the sides of the wardrobe while calculating the total area which is not the right way to do it. The side area is only added in case of corners – for e.g. for an L shaped wardrobe the area will be the sum of its frontage area + the area of both its sides.
Can u tell the what are the making charges of factory made shutters…if material provided by us to company…I want to know only making charges charge by company for shutters(persq foot)
Very few factories do jobbing for retail customers. Even if you were to find one it will be extremely difficult to manage the logistics as it will require a fair amount of supervision. It is recommended that you find a carpenter who has a factory tie up to get this done for you.
Hi Nandita you are doing a great work. I am planning to get my kitchen done. The vendor is going to use bwp 19 mm board for kitchen with 1mm lamiantes on the face and .6mm laminates on the inside. Hinges and other accessories will be from hettich. The toatal area is around 110 square feet . The vendor is quoting ₹ 2600 per square feet for this work. Do you think costs are reasonable or are on the higher side. What should be the reasonable cost for such a work
Costs vary depending on the workmanship, material, finishes and accessories used. I also refrain on commenting on vendor quotes as being in the same line of business it will be unfair for me to do so. The only comment I have is that the inside laminates need to be at least 0.8mm

I have a doubt as to how is the carcass area calculated like if there are quite a lots of boxes inside then how do I calculate.
There is no standard way for specialised designs (like a lot of boxes/ drawers etc. that you mention). general square feet based costing is for basic designs and in specialised and customised jobs it does not work. You should ask your vendor to give you a lump-sum cost
I am afraid that there is no app for it, only a carpenter with a fair bit of experience can tell you with authority
